Collett House

Since the summer of 2010, Lancer Scott limited on behalf of TCN has carried out a programme of major repairs and refurbishment works. The works consisted of the refurbishment of Bristol & Exeter House and Major building repairs and refit of Collett House. Both buildings have been transformed into fully functioning multi use office and light industrial spaces.

Collett House, constructed in the 1950’s sits on the side of the plot, adjacent to Temple Meads train station, and is set out on 3 floors (approx. 33,000sqft). The structure consists steel encased concrete frame with solid brick elevations, potted concrete solid floor and flat roof with asphalt weatherproofing over.

The property was part of the Temple meads Station and housed the National Rail local headquarters along with administration staff, support staff, train drivers and conductors along with mechanical departments and spares distribution in the workshops at ground floor level.

The building stood vacant from 2004 until we commenced refurbishment works in 2011. Major structural repairs and building alterations were undertaken on a phased basis starting with a complete strip out of all fixtures, fittings, partitions and electrical and mechanical installations along with all air conditioning systems and associated pipework. The wet heating system was retained including many of the original column radiators and feed pipework. Following the strip out a full refit and refurbishment schedule was commenced to provide fully finished office spaces to first and 2nd floors and light industrial/work shop spaces to the ground floor.

The electrical install was a complete renewal including incoming mains, isolation, meters and local distribution boards.
The mechanical installation consisted of the repair of the existing oil fire boilers, the renewal of most of the feed pipework and the provision of new oil tanks and supply pipework.

The structural repairs included the large replacement of defective/corroded structural steel and the cutting out and reformation of structural roof slab(reinforced concrete)plus the new build of foundations for fire escapes and new lift Shaft and lift Pitt.
